Bahamas Real Estate Listings adhere to a "gross" basis set by the Bahamas Real Estate Association (BREA), encompassing the following seller's fees:

  1. Half of the 10% Government VAT tax, totaling 5% on transactions exceeding $100,000, or half of the 5% Government VAT tax on transactions under $100,000, amounting to 1.25%. Stamp duty is typically based on the purchase price, subject to review by Inland Revenue, often requiring an appraisal reflecting market value upon completion.

  2. Real estate commission, as per the Bahamas Real Estate Association:

    • 6% commission plus 10% VAT on developed property (e.g., homes and condos).

    • 10% commission plus 10% VAT on undeveloped land.

  3. Seller’s Legal Fee of 2.5% plus 12% VAT.
